  • Transparent Estimating: We reject the industry standard of providing artificially low “allowance” bids just to win a job. Instead, we provide a highly detailed, line-item estimate based on realistic material costs and the true scope of work. Planning & Coordination

The Goal: To secure all approvals, procure all materials, and eliminate the variables that cause project delays.

  • Board Approvals & Permitting: We are experts in navigating the maze of NYC co-op and condo boards. We compile the necessary alteration packages, provide all required insurance documentation, and secure the necessary Department of Buildings (DOB) permits.
  • Material Procurement: Supply chain delays are the enemy of a smooth renovation. We coordinate the ordering and delivery of all long-lead items—from custom cabinetry to imported tile—ensuring everything is ready and staged before demolition begins.

Phase 03

Execution & Perfection

The Goal: To build your space with uncompromising craftsmanship, daily oversight, and absolute respect for your home.

When the protective floor coverings go down and the work begins, our process shifts into high gear. This is where our commitment to "calm confidence" is truly felt.

  • OSHA-Certified Safety: We maintain impeccably clean, safe, and organized job sites. Our team is OSHA 30 certified, ensuring that all work is performed to the highest safety standards—a critical requirement for luxury buildings in Manhattan and Westchester.
  • The Final Walkthrough: As we approach completion, we don’t just pack up and leave. We conduct a rigorous internal punch-list review, followed by a final walkthrough with you.
