Kitchen Remodeling in NYC, Long Island & West Chester

Your kitchen is the most used room in your home. When the layout is wrong, the storage is wrong, or the whole thing just feels dated, it affects how you use the space every single day. Vamp Renovations builds kitchens that are designed to function, built to last, and finished to a standard you will actually notice.

The Real Problems NYC Homeowners Face With Kitchen Remodeling

Your kitchen is outdated, but the building makes everything harder.

In New York City, a kitchen remodel is never just a kitchen remodel. You are dealing with co-op board packets, building management sign-offs, limited elevator access, and work hour restrictions that can stretch a two-week job into two months if the contractor does not know what they are doing. Most homeowners do not find this out until they are already mid-project with the wrong crew.

Vamp Renovations has been working inside NYC co-ops, condos, and occupied buildings since 2014. We know what your board needs before you ask. We prepare the documentation, coordinate with building management, and schedule deliveries around your building's rules so the project moves without unnecessary stops.

You have gotten estimates before and they never matched the final number.

Vague estimates are one of the most common complaints we hear from homeowners who have been through a renovation before. A contractor gives you a number, you sign, and then the change orders start. By the end, you have spent 30% more than you planned and you still do not have a final punch list.

We use JobTread project management software on every project. Before a single wall comes down, you have a detailed written scope of work, a line-item budget, and a project schedule. If something changes, you see a change order with a clear explanation before any additional work is authorized. Kevin Leddy, the owner, is available by cell throughout the project. You are not chasing a project manager you have never met.

You want a kitchen that actually reflects how you live, not a showroom template.

A lot of contractors will show you a catalog and tell you to pick. What you end up with is a kitchen that looks fine but does not work the way your household actually functions. Storage in the wrong places. A layout that fights your cooking habits. Finishes that looked good in a photo but feel off in your actual space.

We take the time to understand how you use your kitchen before we talk about materials or layout. That conversation shapes every decision that follows.

How We Handle Kitchen Remodeling From Start to Finish

Step 1:
Consultation, Scope, and Pre-Construction Coordination

We start with an on-site walkthrough to assess your existing kitchen, understand your goals, and identify any building-specific requirements. For co-ops and condos, this includes reviewing your alteration agreement and identifying what documentation your board will require. From there, we put together a detailed scope of work, a line-item estimate, and a project schedule. Nothing moves forward until you have reviewed and approved every line.

Step 2: Demolition, Trade Coordination, and Build-Out

Once the project is approved and materials are ordered, we coordinate all trades: plumbing, electrical, carpentry, and tile, on a single schedule so each phase hands off cleanly to the next. We stage materials efficiently within your building's constraints, protect common areas and flooring throughout, and keep the job site clean at the end of every workday. Kevin checks in on every active project and is reachable directly if anything comes up.

Step 3: Quality Control, Punch List, and Final Walkthrough

Before we call a project complete, we run through a detailed punch list. Every cabinet door, every drawer, every fixture gets checked. We flood-test all plumbing connections and inspect every finish for consistency. The final walkthrough is done with you, not for you. If something is not right, we fix it before we close out the job.

Our Work

Below are examples of kitchen remodels completed by Vamp Renovations across New York City, Long Island, and West Chester.

What Does Kitchen Remodeling Cost in NYC?

Kitchen remodeling in New York City costs more than in most other markets, and for specific reasons. Labor rates are higher. Material delivery to upper-floor apartments in occupied buildings takes more time and coordination. Older buildings often have plumbing and electrical systems that need to be brought up to code before new work can begin. And in co-ops and condos, the approval process itself adds time that has to be factored into the overall project cost.

That said, here is a realistic range for what kitchen remodeling projects cost in the NYC area:

$40,000 to $75,000

Typically covers a full cosmetic renovation with semi-custom cabinetry, stone countertops, new appliances, updated plumbing fixtures, and fresh tile. Layout stays largely the same.

The factors that move a project up or down within these ranges include the size of the kitchen, the scope of plumbing and electrical work required, the level of customization in cabinetry and finishes, whether the layout is being reconfigured, and the specific requirements of your building.

After an on-site consultation, we provide a detailed written estimate with a full line-item breakdown. No ballpark figures, no surprises.

Questions We Hear All the Time

Who is actually working in my home?
Our crew is made up of experienced tradespeople we work with consistently, not whoever was available last minute. Kevin Leddy is personally involved on every project and checks in on active job sites regularly. You will know who is on your project before work begins.
Yes. We have been through this process hundreds of times across NYC buildings. We know what boards typically require, and we help you prepare the full submission package, including insurance certificates, scope of work documentation, and contractor qualifications. We also coordinate directly with building management throughout the project.
We stand behind our workmanship. The specific terms of your warranty will be outlined in your contract before any work begins. If something is not right after the job is done, we come back and fix it.
It happens, especially in older NYC buildings. If we uncover something that was not visible during the initial walkthrough, we stop, document it, and walk you through the situation clearly. We present your options with honest cost and timeline implications, and we do not proceed with additional work until you have approved a written change order.
A cosmetic update with no layout changes typically runs three to six weeks. A full gut renovation with layout modifications and custom materials can take eight to fourteen weeks, depending on scope and material lead times. We give you a project schedule before work begins and update it throughout.
Most clients do stay in their apartments during kitchen remodels. We contain the work area, clean up at the end of each day, and coordinate work hours to minimize disruption. We will be upfront with you about which phases of the project will be most disruptive so you can plan accordingly.
Yes. We offer financing through Acorn for clients who prefer to spread the cost of their renovation over time. We can walk you through the options during your consultation.
We require a deposit upon contract signing, typically between 25 and 40 percent. The remaining balance is paid in scheduled progress draws tied to project milestones. Final payment is due at substantial completion after the final walkthrough.

About Vamp Renovations

Vamp Renovations was founded in 2014 by Kevin Leddy, a contractor with over a decade of hands-on experience in residential and light commercial construction across the New York metro area. Kevin built the company on a simple premise: that the people hiring a contractor deserve to know exactly who is running the job, what is happening on their project, and who to call when something comes up. That is not how most contractors operate. It is how we do.

Kevin stays personally involved on every project from the first walkthrough to the final punch list. He is not handing your job off to a crew you have never met and checking in once a week. His cell number is in your contract, and he picks up. That level of ownership is rare in this market, and it is the reason most of our clients come back for their next project and send their neighbors our way.

We are OSHA 30 Certified, licensed and insured under HIC# 2122942-DCWP, and experienced in the conditions that NYC renovations specifically demand: co-op and condo board requirements, occupied building protocols, tight material staging, and strict work hour windows. We use JobTread project management software so you have real-time visibility into your budget, schedule, and project progress at every stage. We work across Manhattan, Brooklyn, Queens, the Bronx, Long Island, and West Chester.
